We can negotiate all rights on new and existing land, including water, sewers and cabling, as well as gas and electricity. We also keep up-to-date with legislative changes and ensure a good understanding of rights under statute, to deliver cost-effective solutions on time.

Thanks to our in-depth knowledge, we have the experience to examine all aspects of your project. We will analyse your complete project plan and ensure that actions taken at any one point will not have a detrimental effect further down the line.

We understand that no two projects will ever be the same, so our services are completely bespoke. We will first gain an in-depth awareness of your project requirements before proposing the correct level of service. Only then will we suggest a fee package which, again, is fully customised. Whatever your preferred option, we only work to milestones, so if we don’t deliver, you don’t get charged.


Legal services:

With unlimited access to the land registry records of England, Wales and Scotland, we are able to search for all existing legal rights, eliminating the need for costly and time-consuming searches.

From a one-off right of way issue to a major redevelopment, we can help clients with projects of any size. Some of our larger clients own expansive real estate in major city centres. With obstacles such as multiple lettings, sub-leasing and multi-layered ownership to contend with, changes, diversions or additions to utilities can prove problematic for both the landlord and the tenant. With unlimited access to all of the required information including ownership rights and utility plans, UPL is able to deliver a fast and cost-effective route to ensure an amicable solution for all parties.

Environmental:

Care for our surroundings and minimising the impact our projects have on the environment is at the forefront of our priorities. We ensure that your project not only uses suitable renewable forms of energy, but also allows you to have visibility of any environmental impacts. We have established relationships with all heritage bodies and can access information relating to regions covered by Areas of Special Scientific Interest and Areas of Outstanding Natural Beauty. We can also assist with issues surrounding listed and protected buildings.
